If you are investing in a property, it would be wise to have a professional assess the structural and mechanical components of that property and report the findings in a professional, easy to understand report. It is not my intention to offer an opinion or advice as to the value, purchase or sale of a property. My goal is to help you make a more informed decision with the findings I report as a trained, certified, experienced professional.

Identify: Loose wire connections, bad splices, bad receptacles, high resistance grounds, false (bootleg) grounds and shared neutrals.

Verify: Proper wiring in 3-wire receptacles, proper Ground Fault Circuit Interrupt (GFCI) protection and dedicated circuit presence.

Measure: Line voltage, ground impedance, % voltage drop by conducting an actual full 15 amp load test, % voltage drop by simulating a 20 amp load test, GFCI trip time, neutral-to-ground voltage and estimated load on circuit.
